INCLUSIONS (what the price covers) - list specifics:
[ ] Demolition / strip-out / rubbish removal
[ ] Trade labour (which trades?)
[ ] Materials supplied (which?)
[ ] Make good / paint to affected areas
[ ] Site clean

EXCLUSIONS (what it does NOT cover) - the ones builders forget:
[ ] Appliances / loose fittings
[ ] Structural changes
[ ] Asbestos removal if found
[ ] Pre-existing damage / repairs
[ ] Council / strata approvals and fees
[ ] Anything "while we're there"

ALLOWANCES (kept separate, adjust to actual):
[ ] PC items (tapware, tiles, etc.) listed with $ allowance
[ ] Provisional sums (site works, etc.) noted as adjusting
